Home Additions | Austin TX | Brightline Remodeling

A good addition disappears into the original architecture. We study roof pitches, brick coursing, window proportions, and trim profiles so the new wing reads as part of the original — outside and in.

Adding square footage to your existing Austin home is almost always cheaper than moving — but only when the addition is planned around real-world constraints like setbacks, impervious cover, structural tie-ins and HVAC capacity. Brightline does the feasibility work up front so you know whether your dream addition is possible on your lot before you spend money on design.

We handle primary suite additions, ground-floor great-room expansions, second-story pop-ups, garage conversions and covered outdoor living. Each starts with a structural review and a code feasibility study covering setbacks, height limits, impervious cover and floor-area ratio. From there our in-house designer develops plans that match the original home's roof pitch, eave detail, window proportions and trim profile — because the worst additions are the ones that look bolted on. Once permitted, we build with minimal disruption: temporary walls protect the existing home, tie-ins to existing roof and walls happen under tarp protection, and HVAC, electrical and plumbing are extended (or upsized) to handle the new load.

Home additions in Austin typically run $400–$650 per square foot for a finished primary suite or great-room expansion, depending on finish level and complexity of tie-ins. We provide a fixed-scope proposal after design is complete and a written workmanship warranty on every project. Our clients in Round Rock, Cedar Park and West Lake Hills consistently tell us the most valuable thing we delivered was the feasibility-study answer at the beginning — sometimes the right answer is 'no, build out instead of up' or 'a detached ADU would actually serve you better.' We'll tell you that even when it means a different project.

Client Reviews

What clients say about our home additions projects.

"Brightline ran the cleanest job site we've ever seen. The schedule slipped by exactly one day across a 14-week project — and they told us about it a week in advance."
Sarah & Mark T. · West Lake Hills
"We interviewed five contractors. Brightline was the only one who walked us through risks before we signed. That honesty paid off all year."
Jennifer R. · Allandale
