How to Choose a Remodeling Contractor in Austin Without Regret

The right contractor makes a remodel one of the most rewarding things you'll ever do. The wrong contractor turns it into a multi-year recovery project.

Here are the questions, the red flags, and the verification steps every Austin homeowner should run before signing a contract.

1. Verify License and Insurance

Texas doesn't license general contractors at the state level, but the City of Austin requires registration for residential contractors. Ask for proof of general liability insurance ($1M minimum), workers' compensation, and a Texas Sales and Use Tax permit.

Call the insurance carrier directly to verify coverage is active. Cancelled policies are common.

2. Ask How Many Active Projects They Have

A firm running 25 active projects has 25 divided attention spans. The right number depends on team size — but ask, then ask how many projects each project manager runs simultaneously.

Two to three projects per project manager is healthy. Five-plus is a red flag.

3. Confirm Your Single Point of Contact

Who do you call when something is wrong? In a healthy firm, one project manager owns your project from start to finish.

If the answer is vague, the experience will be vague.

4. Ask to See a Real Change Order

Every project has change orders. Ask the contractor to walk you through a recent one — cost breakdown, schedule impact, sign-off process.

If they hesitate or can't produce one, their change-order discipline is poor.

5. Get the Warranty in Writing

Industry standard is 1-2 years on workmanship plus pass-through manufacturer warranties on materials. Anything less is sub-standard; anything dramatically more is marketing.

Read the warranty document. What's covered, what's excluded, and what's the claim process?

6. Visit an Active Job Site

Five minutes on an active site tells you more than five hours of sales pitch. Is it clean? Are tools organized? Are workers wearing PPE? Is dust contained?

A messy site means messy work in your home.

7. Talk to Active and Recent Clients

Ask for three references: a current client, a recent completion, and a project from 2+ years ago. Call all three. Ask about communication, change orders, schedule, and what they would do differently.

Don't just call — ask if you can stop by and see the work.

8. Subcontractors vs Employees

Most residential contractors use a mix. Ask which trades are employees and which are subs. Long-term subcontractor relationships are fine; rotating low-bid subs are a red flag.

Ask how subs are vetted, paid on time, and held to quality standards.

9. How Will They Communicate?

Weekly written progress updates and weekly on-site meetings are reasonable. A project management portal with photos, schedule, and budget is a strong sign.

Vague communication promises mean you'll be chasing for updates.

10. Pricing Transparency

Open-book pricing (cost-plus with a fixed fee or percentage) is honest. Flat lump-sum pricing works for well-defined scopes. Mystery pricing — 'don't worry about the line items' — is a red flag.

Ask to see allowances and how overages are handled.

Red Flags to Walk Away From

Pressure tactics, unwillingness to write things down, large upfront deposits (more than 10-20%), no physical office, no insurance verification, and a contract written in their favor on every clause.

Trust your gut. If something feels off in the sales process, it will feel worse during construction.

Frequently Asked Questions

Are remodeling contractors licensed in Texas?+

Not at the state level for general contracting, but the City of Austin requires residential contractor registration.

What insurance should a contractor carry?+

$1M+ general liability and active workers' compensation, with a Texas Sales and Use Tax permit.

How big of a deposit is normal?+

10-20% at contract signing. Anything larger is a red flag.

What's a fair contractor markup?+

15-25% on cost-plus contracts is standard for residential remodeling.

Should I get multiple bids?+

Yes — but compare apples to apples on scope, not just price.

What's the most important question to ask?+

How many active projects each project manager runs simultaneously.

Can I trust online reviews?+

Mostly — but in-person reference calls reveal what reviews miss.

Should the contractor or I pull permits?+

Let the licensed contractor pull permits. They assume code responsibility.

What's a normal workmanship warranty?+

1-2 years on workmanship plus manufacturer warranties on materials.

How do I know if a contractor is too cheap?+

If they're 20%+ below other qualified bids on the same scope, the difference is likely cut from quality or hidden in change orders.
